Symptoms worth ringing about
If your boiler is doing any of these, it is worth a look before it becomes a breakdown in January.
- Making unusual noises — banging, whistling or gurgling.
- Losing pressure, or needing topping up more than occasionally.
- Failing to heat the house properly, or hot water that runs cold.
- Radiators cold at the bottom, or cold in some rooms and not others.
- A fault code, or a boiler that locks out and needs resetting.
- A pilot light or flame that is yellow rather than blue.
Why the annual service is not just a formality
A service catches the small things while they are still small, keeps the boiler running at the efficiency you are paying for, and is what most manufacturer guarantees require in order to stay valid. Miss one and a twelve-year guarantee can quietly stop being a twelve-year guarantee.
You get told what was found and what it means. If something is fine now but worth watching, we will say that too, rather than either ignoring it or turning it into work.
Repairs, and when we will tell you not to bother
If a repair is not worth the money we will say so and explain what a replacement would look like instead, without pushing you into one. That conversation is the point of having an engineer rather than a salesman. See boiler installation if it comes to that.
Common questions
How often should a boiler be serviced?
Once a year. It is also what most manufacturer guarantees require to stay valid, so skipping one can cost you the guarantee as well as the efficiency.
What is checked during a boiler service?
Safety checks first, then the key components are inspected, the combustion is tested and the controls are checked. You get told what was found, including anything that is fine now but worth watching.
Do you do emergency boiler repairs?
Yes. There is a 24-hour emergency callout for heating or hot water lost unexpectedly. Ring rather than use the form — a phone call still beats a form for an emergency.
What is a gas safety certificate, and do I need one?
A CP12 is a record that the gas appliances in a property have been checked and are safe. Landlords are legally required to have one for every let property, renewed every year. Homeowners are not required to have one, but plenty choose to.
My radiators are cold at the bottom. Is that a boiler fault?
Usually not. That pattern normally means sludge in the system rather than a fault in the boiler — see powerflushing.
Is repair work guaranteed?
Yes. Our workmanship is guaranteed for 12 months from the date of completion. Any part we fit carries its own manufacturer warranty, which is separate from our guarantee.
